Flat Roof & Parapet

Commercial Ice Dam Removal

Ice Dam Now provides commercial ice dam removal across 38 cold-climate states. Membrane-safe steaming for EPDM and TPO decks, frozen parapet scuppers and blocked internal drains. Crews are licensed, insured and harness-certified, dispatch same day for active interior leaks, and bill by the crew hour at a rate quoted before dispatch. Dated photographs are supplied for insurance claims.

A flat roof does not shed water — it drains it. When the scuppers and internal drains freeze, the water has nowhere to go but through the membrane.

Drains and scuppers first — Flow restored before the ponded ice is worked
EPDM, TPO and mod-bit — Low-pressure steam only, seams and flashing details avoided
Tenant-hours scheduling — Work windows set around occupancy and access
Documentation for the board — Condition report and photo record with every invoice
Flow confirmed below — An open drain throat over a frozen leader is not an open drain

Flat roofs fail differently

A pitched residential roof dams at the eave. A commercial deck dams at its drainage: frozen scuppers, iced-over internal drains, and ponding that refreezes into a sheet across the low spots. Water then sits on the membrane at depth, finds a seam or a flashing detail, and comes through into the tenant space below.

Parapet walls make it worse by holding the melt on the deck instead of letting it run off an edge. By the time it shows up as a ceiling tile stain in a unit, there is usually standing water up there.

Membrane-safe means something specific

EPDM, TPO and modified bitumen all tolerate steam at low pressure and none of them tolerate chipping, scraping or a pressure washer. Crews steam the drains and scuppers open first to restore flow, then work the ponded ice, and they stay off seams and flashing details with the lance.

Mechanical units, conduit runs, solar racking and safety railing all get worked around rather than over.

Built for property managers

One contact, one scheduled window, one invoice coded the way your accounting needs it. Crews work around tenant hours where that matters, and the condition report goes to whoever has to show the board or the owner what was spent and why.

FAQ

Questions We Get About Commercial Ice Dams

Yes, at the pressures used here. Heat melts ice without force, so there is nothing abrading the membrane or working at the seams. What is not safe on a membrane is a pressure washer, a chipper or any mechanical removal.

Yes, and crews often do. Where noise, access or tenant traffic make that difficult, work gets scheduled outside occupancy. Set the constraint on the call and the window is planned around it.

Usually yes. Steam lances clear internal drains and scupper throats from the deck side, and the line below gets checked for flow before the crew calls it done. An open drain over a blocked leader is not actually open.

Yes. Campuses, retail strips and multi-building properties get walked together, prioritized by which deck is closest to failure, and billed under one scope rather than as separate jobs.

Yes, and the certificate goes over before mobilisation rather than being chased afterwards. General liability, workers compensation and auto, with the managing agent or ownership entity added as certificate holder or additional insured on request.

Not if the method is one the warranty permits, which is why the document gets read first. Low-pressure steam is accepted by the major membrane manufacturers; mechanical ice removal frequently is not. Where a warranty names an approved contractor, that gets flagged rather than worked around.

Yes. Retail frontages, restaurants and medical premises are routinely worked overnight or early, before the doors open. It costs more in labour and it usually costs less in disruption, and both numbers get put in front of you so the choice is yours.

Yes. Sites get triaged by risk rather than worked in the order they were listed - occupied buildings with active interior water first, then the largest spans and the deepest loads. You get one report covering all of them with readings and photographs per address.
