The ice along a roof in Lynnline is the symptom. The cause is warm air escaping into the attic, and it is still running right now. As part of our complete Lynn winter roof services, crews handle mold remediation across Essex County.
Wet Snow, Swinging Air: Lynn Ice Dams
The maritime air is the other half of it. Temperatures in Essex County move either side of freezing within the same day far more often than they do inland, and every crossing moves water down the roof and locks it at the eave.

Then there is the architecture. Lynn has a great deal of older housing with shallow eave returns, knee-wall attics and rooms built out over porches, all of which put heated air against cold deck with very little between.
Ice-barrier practice in Essex County
Ice-barrier membrane at the eaves is standard on re-roofs across coastal Massachusetts, and many towns enforce it strictly. Homes that have not been re-roofed since that became normal practice are the ones that leak first.
Mold Remediation in Lynn: How The Work Runs
Remediation, then the rebuild, from one company
Removing mold is only half a job if you then have to find someone else to hang drywall, re-insulate and paint. Ice Dam Now does the interior repair as well: new insulation, drywall, texture, trim and paint, so the ceiling that came down to get the mold out goes back up under the same scope and the same claim. Mold in the Attic After an Ice Dam.
That also means one set of photographs and moisture readings runs from the first visit to the finished room, which is what an adjuster wants to see.
The attic is the usual starting point
On most ice dam jobs in Lynn the worst growth is on the underside of the roof deck in the first few feet above the eave, exactly where the meltwater backed up. It often looks like a band of dark spotting running along the eave line.
Insulation along the same line is usually matted and stained. Both come into the scope together, because drying the deck while leaving wet insulation against it does not work.
Mold in the walls below an ice dam
Water that gets past the attic runs down the inside of exterior walls, wetting the top plate, the insulation in the stud bays and the back of the drywall. It is common to find growth inside a wall where the only visible sign was a faint stain at the ceiling line.
Those cavities get opened, the wet insulation and drywall come out, the studs are cleaned and dried, and the wall is rebuilt once readings are at standard.
Fixing the cause so it does not come back
Mold remediation without fixing the water source is temporary. The ice dam comes off with low-pressure steam, and the reason it formed (attic heat loss, crushed soffit baffles, bath fans venting into the attic) gets identified.
Where the attic needs air sealing, new baffles or ventilation, that is written into the scope too, so the next Lynn winter does not start the whole cycle again.
Attic mold: the sheathing, the rafters and the insulation
Most ice dam mold is in the attic. Meltwater backs up under the shingles at the eave, wets the roof deck from above, and runs down onto the insulation. Black spotting on the underside of the OSB or plywood along the eave line, darkened rafters and matted, stained insulation are the signs.
Wet insulation comes out and is bagged inside the containment. Affected sheathing and framing are HEPA vacuumed, cleaned and treated, or cut out and replaced where the wood has lost strength. Then the attic is dried to a measured number before anything goes back in.

Where We Dispatch Around Lynn
Crews working Lynn cover the adjoining communities on the same route — Swampscott, Nahant, Marblehead, Winthrop and Lynnfield — so a storm week usually means one truck handling several addresses in Essex County rather than separate trips.

When a storm hits Essex County, crews are dispatched by severity rather than by call order — water already inside the house goes first.
Most jobs do not stop at one service. Mold Remediation in Lynn often runs alongside water mitigation & dryout in Lynn, and both get written into one scope rather than billed as separate visits.
